Deed Restriction Committee

IDYLWOOD ADDITION IS DEED RESTRICTED.  Properties in the Idylwood Addition subdivision are covered by deed restrictions on file in the real property deed records for Harris County, Texas (RP-2017-341800). The current deed restrictions are posted here.

The deed restrictions for Idylwood Addition were last updated in July of 2017. The map below shows the streets included in Idylwood Addition subdivision.

MINIMUM LOT SIZE RESTRICTIONS COVER THE 6600 BLOCK OF SYLVAN.  Properties on the 6600 Block of Sylvan (from S. Wayside to Maxwell/ Idylwood) are covered by minimum lot size restrictions application No. 842, which was filed on September 21, 2023. It was approved by City Council on January 24, 2024. Link to document: Agenda_2024_1_23_Meeting Excerpt.pdf

These restrictions are good for 40 years and require all lots to have a special minimum size of 5,000 sq. feet. By establishing this standard, these lots in the 6600 Block of Sylvan cannot be subdivided below the “special minimum” lot size in the designated area.

If your lot is already smaller than the special minimum lot size, you will not be penalized. Existing structures may remain and can be replaced at any time without special permission. New structures that conform to the platting and building codes may be constructed without special permission. The area of this special designation for 6600 Block of Sylvan is reflected  on the map below:
